### Working the 400, the 407 and the VMC

Jobs here are reached by the 400 and 407, with Kleinburg and Maple to the north and Woodbridge, Concord and Thornhill closer in. We stage commercial work at the VMC around building access windows, often starting before tenants arrive and finishing roof work by mid-afternoon.

For Kleinburg custom homes, deliveries of long glass panels need a clear driveway and sometimes a boom lift. We walk the site on the assessment visit so the delivery day has no surprises.

Permits go to City of Vaughan Building Standards. Large custom openings in Kleinburg usually need engineered framing drawings, which we arrange with a structural engineer before the permit goes in.

### Buildings We Know: Kleinburg Customs, Concord Warehouses and VMC Towers

**Kleinburg luxury custom homes.** Cathedral ceilings, great rooms and long hallways make Kleinburg a strong market for ridge skylights and multi-unit Velux arrays. These openings are large, so we work from engineered drawings with doubled headers and LVL framing where needed.

**Woodbridge and Maple family homes.** Mostly 1990s and 2000s two-storeys on engineered trusses. A standard Velux FS or VS fits between trusses with no structural changes, which keeps cost down and often avoids a permit.

**Thornhill.** Older Thornhill homes include operable glass roofs and sunrooms from the 1980s that are due for replacement. We replace failed glazing with laminated interior and tempered Low-E exterior glass.

**Concord industrial.** Distribution centres with large flat roofs and polycarbonate domes. We install curb-mount commercial units with fall-protection screens and phase the work so shipping never stops.

**Vaughan Metropolitan Centre.** Office towers and podium atria with multi-panel glazing. Our 14-panel lobby atrium (2023) and $65,000 replacement were both phased around tenant hours.

### Snow Load and Skylight Curbs

The Woodbridge station averages 102.8 cm of snow a year, close to 30 cm of it in January (1981-2010 normals), and open Kleinburg lots can hold drift for weeks. We size curbs and flashing for that load and add a saddle cricket above wide units so drifted snow melts around the skylight instead of pooling against it.
