What Is Skylight Installation and How Does It Work
Skylight installation is the process of creating a framed opening in a roof, fitting a factory-made glazed unit on top of it and connecting the opening to the room below with a finished light shaft. On a typical Toronto pitched roof, the crew removes shingles, cuts the deck, heads off any rafter or truss that crosses the opening with doubled framing, and builds or uses the unit's curb.
Then comes the part that decides whether the skylight lasts: Grace Ice & Water Shield is lapped up and around the curb, a pre-engineered flashing kit is installed shingle-style so every piece sheds water over the one below it, and the roofing is closed back up. Inside, the shaft is framed, insulated with Roxul batt, sealed with a 6-mil poly vapour barrier and boarded. Most single residential skylights are done in one day.
Velux vs Fakro vs Big-Box: What Toronto Buyers Should Know
Velux and Fakro are the two brands we install, and we are certified for both. Velux has the widest range in Canada, from the FS fixed and VS manual venting units to the solar VSS that opens by remote and closes itself in rain. Fakro is excellent on thermal performance with the FTT, and the Fakro DXW is our first choice for walkable flat-roof glass.
Big-box skylights cost less on the shelf, but they often come without a matched flashing kit, with lower-grade glass and with a warranty that depends on who installed them. In our opinion, the savings disappear the first time someone has to climb back up. Whichever brand you choose, the flashing and the installer matter more than the logo.
Skylight Installation Cost in Toronto: What You Are Paying For
A Toronto skylight quote has five real parts. The unit itself is usually 35% to 50% of the total, from a Velux FS at the low end to a solar VSS at the high end. Install labour covers the roof cut, framing, flashing and shaft, and it goes up on steep pitches over 9:12, three-storey roofs and tight attics. The permit is required when rafters or trusses are cut, and its fee should be listed at cost.
Flashing and underlayment should never be optional; a flashing kit upgrade runs $185 to $385. Finally, disposal of old roofing, offcuts and packaging. If a quote rolls all of this into one number, ask for the breakdown. That is how you compare a $3,000 quote to a $4,500 quote honestly, and it is why ours always arrive itemized.
Ontario Building Code 9.7 & Skylights: What Toronto Homeowners Must Know
OBC Section 9.7 covers windows, doors and skylights in houses and small buildings, including how they resist air leakage, water penetration and condensation, and how glazing performs. Skylights also need to meet CSA A440 performance requirements. OBC 9.26 covers roofing, including how flashing must be installed around roof penetrations like skylights.
In practice, that means a compliant unit, correct flashing tied into the roofing, and structural framing that carries the load around the opening. Cutting framing triggers a building permit with the City of Toronto Building Division or your GTA municipality. Swapping a unit in the same opening usually does not. Heritage Conservation Districts like Rosedale, Yorkville and Unionville can add a heritage review.
How to Choose a Skylight Installer in Toronto: 10-Point Checklist

Replacement swaps an old unit in an existing opening, same-size from $2,200 or enlarged from $3,800, usually without a permit. Repair fixes flashing, seals or glass on a skylight that is otherwise sound, from $350. Rule of thumb: if your skylight is 20+ years old, fogged and on its second leak, replace it.
