How Our Crews Work Across Toronto's Six Former Municipalities

Our trucks leave East York every morning, which puts Leaside, Rosedale and the Danforth inside a 15-minute drive and North York, Scarborough and Etobicoke inside 35 minutes outside rush hour. We schedule downtown jobs south of Bloor for a 7 am start so the truck is parked before the Don Valley Parkway and Gardiner Expressway back up.

Downtown work in the M5V core often needs a street occupancy permit for the material lift or a small crane, especially on King West and Liberty Village condo retrofits. We file those with Transportation Services ahead of the install so the lift is legal on the day. On Rosedale and Forest Hill streets with tight lanes and mature trees, we stage material by hand from the driveway and protect the landscaping with plywood runs.

For emergency calls the dispatcher routes the nearest crew, not the next free slot. A storm leak in Scarborough at 11 pm usually has a tarp on it inside two hours.

Roofs We Know: Heritage Slate, Brick Party Walls and 1950s Bungalows

Rosedale and Yorkville heritage homes. Both sit inside Heritage Conservation Districts, so a street-visible skylight can trigger a heritage review on top of the building permit. We prepare the drawings, choose low-profile Velux units that sit close to the roof plane, and use copper flashing on slate where the district expects it. Our $18,400 Rosedale kitchen project with three Velux VSS units passed first inspection.

Leaside and East York semis. Shared brick party walls mean the skylight often lands close to a reglet counter-flashing detail. We cut the reglet into the brick, not caulk a strip to the face of it.

North York infill and Forest Hill rebuilds. New custom homes on TRCA ravine lots often call for large fixed units or a ridge skylight over the stair. We work from the architect's drawings and supply shop drawings for custom glass.

Scarborough bungalows. The 1950s and 60s bungalows around M1V have low-slope roofs and 2x6 rafters. We check the slope against the manufacturer minimum before quoting and switch to a curb-mount unit when the pitch is under 3:12.

Etobicoke split-levels. Mixed rooflines mean one skylight can sit near a valley. We add a saddle cricket on the uphill side so snow and meltwater go around the curb, not into it.

Freeze-Thaw Winters and Your Skylight

Freeze-thaw cycles from December to March are hard on skylight flashing, and the downtown station at The Annex averages 121.5 cm of snow a year (1991-2020 normals). Ice dams build above the curb when attic heat melts snow that refreezes at the cold eave, and the backed-up water finds any gap in the head flashing. Every install gets Grace Ice & Water Shield lapped up and around the curb before the flashing kit goes on. We book new installs from April to November and keep leak repair crews running all winter.

Can you install a skylight in a downtown condo or loft?

Yes, on top-floor units and townhouse roofs with the condo board's approval. We supply the COI, WSIB clearance and a method statement for the board, and book the street occupancy permit if a lift is needed on King West or Liberty Village streets.

Do 1950s Scarborough bungalow roofs work for skylights?

Most do. We measure the roof pitch first because some bungalows sit below the 3:12 minimum for deck-mount units. Below that we use a curb-mount Velux FCM or a raised-curb flat roof unit so water sheds properly.
