A drip under a skylight can come from at least five different places: the head flashing, the side step flashing, an ice dam above the unit, a failed glass seal or plain condensation from warm house air hitting cold glass. Each one has a different fix. Guess wrong and you pay twice.

We test from the bottom of the skylight up with a hose so we know exactly where water gets in, use infrared thermal imaging to find wet insulation and cold spots, and check the shaft for missing insulation or vapour barrier. Is my skylight leaking or is it condensation?

Condensation shows up on cold mornings as drips across the glass and shaft, often with no rain. Leaks follow rain or melting snow and usually stain one corner or edge. We separate the two with testing and thermal imaging.

Can you fix a leaking skylight without replacing it?

Often, yes. Most leaks are flashing or ice dam problems. If the unit is sound, a re-flash or a cricket fixes it. If it is old, fogged or rotted, we tell you replacement is better value.

Why does my skylight only leak in winter?

Ice dams above the skylight back up meltwater under the shingles and into the head flashing, or warm humid air condenses on cold glass. Both are fixable, but the fixes are different.

Will caulking stop a skylight leak?

Rarely for long. Caulk dries out and cracks within a season or two on a Toronto roof. Nine times out of ten, caulk is covering a flashing problem that needs to be fixed properly.

Can you replace just the glass in my skylight?

Yes, if the frame is in good shape. Cracked or fogged panes are replaced with laminated or tempered Low-E units from $450.
