Yellowed builder domes in Erin Mills and Meadowvale

The bubble over the hall or ensuite has gone yellow, cracks at the corners, roars in the rain and lets the upstairs bake in July.

Why it happens here: Erin Mills and Meadowvale began as planned new towns in 1968 and 1969, and many homes from those first decades still carry their original builder-grade acrylic domes, now well past their service life.

How we fix it: Our old skylight removal and replacement crew tears off to the deck, checks the curb for rot and fits a Low-E glass Velux or Fakro unit with a new flashing kit.

About Our Mississauga Skylight Work

Getting to Jobs on the QEW, 403 and 401

Jobs here run off three highways. Lakeshore homes in Port Credit, Lorne Park and Clarkson are reached by the QEW, Erin Mills and Streetsville by the 403, and Meadowvale and the Dixie Road industrial strip by the 401. We start lakeshore jobs early to beat the QEW eastbound crawl and plan Dixie Road commercial work around shipping hours so trucks and loading docks stay clear.

Permits go through the City of Mississauga Building Division. For a new opening where rafters or trusses are cut, we file the permit with framing details and book the framing inspection so the drywall crew is not waiting on the inspector.

Commercial roofs on the Dixie corridor are mostly flat built-up or modified bitumen. We bring fall-protection screens on every commercial job and schedule membrane tie-ins on dry, mild days so the torch-down seam bonds properly.

Homes We Know: Lakefront Exposure and New-Town Builder Domes

Port Credit and Lorne Park lakefront homes. Wind off Lake Ontario drives rain sideways and up the roof slope. Standard flashing that works inland can let water past the side legs here. We lap Grace Ice & Water Shield up and around the full curb and use the deeper Velux EDL or EDW kit profile so wind-driven rain has nowhere to go.

Erin Mills and Meadowvale subdivisions. Both started as planned new towns in 1968 and 1969 and filled in through the 1980s and 90s, many with builder-grade acrylic bubble domes. Those domes yellow, crack at the corners and let in summer heat. We either fit an extruded aluminum curb adapter or tear off to the deck, then install Low-E glass Velux FS or Fakro FTT units. Same-size replacements run $2,200 to $4,800.

Streetsville village homes. Older and mixed construction, often with plank sheathing and irregular rafters. We open the ceiling first and confirm the framing before committing to a size, so there are no change orders mid-job.

Dixie Road commercial. Light industrial and retail units with flat roofs and polycarbonate domes. We replace them with curb-mount units, add fall-protection screens to MOL standard and tie into the existing membrane without voiding the roof warranty.

Lake-Effect Weather and Your Skylight

Port Credit and Lakeview sit in a lake-moderated microclimate along 13 km of Lake Ontario shoreline, with milder winters but heavier rain and stronger wind off the water. That shifts the risk from ice dams to wind-driven rain at the side flashing. Meadowvale, further from the lake, still gets classic ice damming in February and March. Our flashing approach changes with the neighbourhood, not just the roof.

Yes, it is one of our most common Mississauga jobs. We assess the curb, then either fit a curb adapter or tear off to the deck and install a Low-E glass Velux or Fakro unit. Same-size replacements run $2,200 to $4,800 CAD.

Does lake wind in Port Credit change how you flash a skylight?

It does. The city has 13 km of Lake Ontario shoreline, and wind off the lake pushes rain up and sideways at Port Credit and Lorne Park homes. We extend ice and water shield around the full curb, use the deeper factory flashing profile and check the side legs closely.

Do you need a City of Mississauga permit for a new skylight?

Usually yes when framing is cut. We prepare the framing details, file the permit and book the inspection. Straight replacements in the same opening normally do not need one.

Do you work on commercial flat roofs along Dixie Road?

Yes. We install and replace curb-mount commercial units with fall-protection screens and membrane tie-ins, with COI and WSIB clearance supplied before mobilization.
