Skylight Installation Toronto: Skylight Leak Repair for Winter Ice Dams, Failed Flashing, Condensation & Post-Reroof Leaks

· By The Skylight Installation Toronto Crew

Skylight leak repair in Toronto is tracing where water actually enters around a skylight, whether that is failed flashing, an ice dam, a cracked seal or condensation that only looks like a leak, and rebuilding that part instead of caulking over it. We use sequenced hose testing and infrared thermal imaging, then fix the source for $500 to $1,500 in most homes, with contractor reports for insurance claims.

Why Skylight Leaks Keep Coming Back

The most common skylight leak we see is one that has already been “fixed.” Someone climbed up, ran a bead of caulk around the frame, and it held for a season. Then the freeze-thaw cycle cracked the caulk and the drip came back, usually in February.

Caulk does not fix a skylight leak because the leak is almost never a caulk joint. It is a missing piece of head flashing, step flashing that rusted through, an ice dam pushing water uphill under the shingles, or warm, humid air condensing on cold glass. Leak repair means finding which one and rebuilding that layer.

The 5 Most Common Winter Skylight Leak Sources in Toronto Homes

  1. Ice dams above the skylight. Attic heat melts snow, it refreezes at the cold curb and backs water under the head flashing.
  2. Missing or short ice and water shield. Without it, any water that gets past the shingles goes straight to the deck.
  3. Failed step flashing. Rusted or loose side pieces let wind-driven rain in.
  4. Reused flashing after a re-roof. New shingles, old skylight flashing, new leak.
  5. Condensation. Not a roof leak at all, but humid air hitting cold glass and an uninsulated shaft. Nearly half of our January “leak” calls end up here.

Residential Leak Repair

Kitchen Skylights

Steam increases condensation. We check the shaft before touching the roof.

Bathroom Skylights

Shower humidity is the usual culprit. Venting or shaft insulation fixes it.

Stairwell and Hallway Skylights

Head flashing and ice dam leaks show up as stains on the uphill side.

Attic Bedrooms

Deep uninsulated shafts drip on cold mornings.

Cathedral Ceilings

Low-pitch roofs hold snow longer and need crickets.

Short curbs and caulked membranes. See flat roof skylights.

Our Leak Repair Expertise

We have traced thousands of skylight leaks across the GTA. We know the dew point math behind January condensation, the way meltwater travels along a rafter before it shows up two feet from the skylight, and exactly which corner of a 1990s builder install usually fails first. Nine times out of ten, this is where the previous installer cut a corner.

What Actually Stops Homeowners From Fixing a Leak Properly

“It only drips when it’s really cold.”

In our opinion, that is the best clue you can give us. It points to ice damming or condensation, and both are fixable.

“I already paid someone to fix it.”

If it was caulked, it was not fixed. We find the source.

“They’ll say I need a new skylight.”

If the unit is sound, we repair it. We recommend replacement only when repair will not last.

“The ceiling is already stained.”

We can repair drywall and insulation after the leak is fixed.

Leak Repair vs Replacement vs Installation: Which Service You Need

Sound unit, one leak source: repair. Fogged, old and leaking: residential replacement. Active storm leak right now: emergency service.

Fixed, Venting or Solar: Choosing Your Skylight Type

If condensation is the issue, a venting Velux VS or solar VSS can help by letting humid air out at the ceiling. If replacement is needed, it is the right moment to choose.

Field-Tested Workflow

How Our Leak Repair Process Works, 5 Steps

The same five steps on every job, whether it is one skylight over a Leaside bathroom or a warehouse full of bays.

  1. 1

    Leak History

When it drips, where it stains and what the weather was tells us a lot before we arrive.

  2. 2

    Sequenced Testing

Hose testing from the bottom of the skylight up, one zone at a time, with someone inside watching. Plus thermal imaging.

  3. 3

    Straight Pricing

Written cause and fixed CAD price. Some contractors pad repair quotes the same way some installers over-charge for permits thinking homeowners wont check other quotes.

  4. 4

    Rebuild + Re-Test

We strip back to the failed layer, rebuild with ice and water shield and correct flashing, then re-test. Signed off against our founder's leak checklist.

  5. 5

    Photos + Peace

Before-and-after photos, warranty on the repair, and a dry ceiling. Go put the bucket away.

Leak Repair FAQ: 13 Questions Toronto Clients Ask

How much does skylight leak repair cost in Toronto?

Most leak repairs with flashing rebuild run $500 to $1,500 CAD. Minor diagnostic fixes run $350 to $650, and ice dam crickets with re-flashing $900 to $1,500. Interior drywall repair is quoted separately.

What are the most common causes of skylight leaks?

Ice dams backing water under the head flashing, failed or missing step flashing, cracked sealant joints, reused flashing after a re-roof and condensation that looks like a leak.

Why does my skylight leak only in winter?

Usually ice damming. Heat from the house melts snow above the skylight, it refreezes at the cold curb and backs water under the flashing. Missing ice and water shield makes it worse.

How do I tell condensation from a leak?

Condensation appears on cold mornings without rain, beads across the glass and shaft and often drips from the frame bottom. Leaks follow rain or melting snow and stain one area. We confirm with testing.

Can you fix it with caulk?

Not properly. Caulk cracks in Toronto freeze-thaw within a season or two. We rebuild the flashing layer that failed.

What is sequenced hose testing?

We wet one zone of the skylight at a time, starting at the bottom, while someone watches inside. When water appears, we know exactly which zone failed.

Do you use thermal imaging?

Yes. Infrared cameras show wet insulation and cold spots around the shaft, which helps find leaks that travel along framing before showing up.

What is a saddle cricket?

A small peaked diverter built on the uphill side of the skylight so snow and water go around the curb instead of piling against it. Essential on wide units.

My skylight started leaking after a new roof. Why?

Often the roofer reused the old skylight flashing or skipped the ice and water shield around the curb. A new factory flashing kit usually solves it.

Will insurance cover my skylight leak?

Sudden storm damage often is; gradual leaks usually are not. We provide photos and a contractor report for your adjuster.

Should I repair or replace a leaking skylight?

Repair if the unit is under about 20 years old with clear glass. Replace if it is old, fogged and leaking, or on its second repair.

How soon can you come out?

Most leak calls get a same-day or next-day visit. Active storm leaks go to our 24/7 emergency line.

Do you warranty leak repairs?

Yes. Repairs carry a written workmanship warranty and flashing we rebuild gets our leak-free guarantee.
